Refund Cancellations Policy

This Refund & Cancellation Policy explains how cancellations, rescheduling requests, refunds, and non-attendance charges are handled for services booked through Landlord Safety Certificate.

1. Definitions

Company / We / Us
Landlord Safety Certificate.

Customer / You
The individual, landlord, letting agent, property manager, or business making a booking for our services.

Services
Property safety inspections and certification services, including but not limited to:

  • Electrical Installation Condition Reports (EICR)

  • Gas Safety Certificates (CP12)

  • Energy Performance Certificates (EPC)

  • Fire Risk Assessments

  • PAT Testing

  • Asbestos Surveys

  • Related compliance inspections and reports

Booking
A confirmed appointment scheduled for an inspection, assessment, or certification service.

Working Day
Monday to Friday, excluding public and bank holidays in England and Wales.

2. Bookings & Payment

A booking is considered confirmed once payment has been received, unless otherwise agreed in writing.

Where payment has not been received, the booking may remain provisional and may be cancelled or rescheduled without notice.

3. Cancellations by You

You may cancel your appointment by contacting us via email or telephone.

To avoid cancellation charges, cancellations must be made at least 24 hours before the scheduled appointment time.

Cancellations made less than 24 hours before the appointment may be subject to an administration fee.

4. Rescheduling Requests

Customers may request to reschedule an appointment by contacting us directly.

Rescheduling requests made less than 24 hours before the appointment may incur an administration charge.

All rescheduled appointments are subject to engineer availability.

5. Missed Appointments, No Access & Non-Attendance

If our engineer or assessor attends the property and the inspection cannot be completed due to circumstances outside our control, an attendance or administration charge may apply.

Examples include:

  • No access to the property

  • Incorrect address details supplied

  • No gas or electricity supply available where required

  • No access to utility meters

  • Tenant or agent not providing access as arranged

  • Required responsible person not present

  • Inspection prevented by circumstances unrelated to our engineer

6. Refunds

Where a refund is approved, payment will normally be returned using the original payment method.

Processing times may vary depending on your bank or payment provider.

Refunds may be provided where:

  • A booking is cancelled in accordance with Section 3

  • We cancel the appointment and cannot offer a suitable alternative

  • A duplicate payment has been made in error

Refunds are generally not available where:

  • The inspection could not be completed due to non-attendance or lack of access

  • Attendance charges have been incurred

  • Parking, congestion, administration, or travel costs have already been incurred

7. Cancellations or Changes by Us

Occasionally, we may need to reschedule an appointment due to circumstances beyond our reasonable control, including:

  • Engineer availability issues

  • Emergency appointments

  • Severe weather conditions

  • Access restrictions

  • Operational requirements

Where possible, we will contact you promptly and arrange an alternative appointment.

If a suitable alternative appointment cannot be agreed, you may request a refund for any amount paid, subject to any non-refundable costs already incurred.

8. Remedial Works & Additional Charges

Any remedial or repair work identified during an inspection is not included within the original booking unless specifically agreed in writing.

Where remedial work is required, a separate quotation may be provided.

Additional services will only be carried out following customer approval.
